Unicorn Property Group began life specializing in urban regeneration and conversion of abandoned commercial or industrial premises into highly attractive homes for town dwellers. City Quay in Dundee is a perfect example of Unicorn Property Group’s commitment to regenerating city centres and creating new living spaces in the urban context. At Panmure Shipyard, Unicorn has created 73 new homes from the disused site of the former shipyard where RRS Discovery was built and launched in 1901. The Panmure site sees 29 new flats and townhouses created in the existing buildings and another 44 new units alongside, providing a wide range of homes to suit people who choose to live in the city.
But regeneration is not just about stylish homes in an urban context: there needs to be animation, and Unicorn includes in their developments space to work and to relax. At City Quay this meant the creation of over 140,000sqft of commercial space, including offices, cafes and shops. This approach to urban renewal where people can actually live and work in a community is fundamental to Unicorn’s approach: it is not necessarily as profitable and means taking on the risk of mixed use, but it gives the developments life and makes them more attractive to buyers.
Urban renewal also gives Unicorn the chance to work closely with Council planners and our civic bodies, and Unicorn Property Group views this collaborative and consultative process as the key to successful regeneration. The need to provide any town or city with what its leaders and its people require is obvious and Unicorn actively seeks to build those aspirations into its development plans.
